Investment Summary

StoryBuilt is offering, via an Investment Share Agreement, access to 50% of the GP earnings of the current acquisition and development pipeline. This GP Investment Portfolio represents roughly $2 billion of real estate assets under development and $1 billion of controlled acquisitions, with a handful of stabilized assets. The portfolio of ~27 projects includes a variety of deal structures and asset types (for rent, for sale, mixed-use), with the majority of projects previously underwritten and funded by our Institutional equity and JV investment partners, Partners Group, IHP, Hearthstone, and others. This investment is prime for investors looking for residential and mixed-us real estate diversification across the county, with a portfolio of 60% for rent versus 40% for sale, with 67% of the portfolio across Texas.

The GP Investment Portfolio distribution schedule will be structured as follows:

  • 6% annualized accrued preferred return with the remainder of distributions to investors coming from their 50% share of project pipeline earnings (50% of GP earnings).
  • The returns to investors in the Investment Share Agreement are estimated to be +30% IRR with a 3x equity multiple.
  • The term of the Investment Share Agreement is approximately 5 years, which includes the remainder of 2023 through projects completing in 2027.
